We were recently invited to sell a property that had been exclusively available through an online only agent, with no luck in selling for quite some time. After introducing our Ash Vale, they were successfully sold (STC) within 1 working day.
Some time ago we were invited to value a property, at that time our client subsequently instructed an online only agent, which considering the promises from their powerful advertising and the appealing fee structure (albeit a pay upfront model) is fully understandable.
The client continued with the sole instruction of their online agent for a further 6 months, becoming more and more despondent with very little interaction from their agent; struggling to book viewings, unable to contact, potentially resulting in missed opportunities.
A few weeks back we received a call from that same vendor, discussing the options available. Having been instructed on the Friday, we agreed contract terms on the Saturday and sold Monday for the same price.
Timing is clearly key here, as adding a property for sale provides alerts to all subscribed with the property portals, along with our own applicants. We also have the tools at our disposal to enhance the listings on sites such as Rightmove, getting more views and further exposure. Arguably, interested parties were then able to contact us directly and get appointments booked asap, with that ease of communication and in-depth knowledge from our team.
The once disheartened client is now on the steps to selling and we couldn’t be happier for them.
