Becoming a landlord can be quite daunting, however we endeavour to provide all the support our clients need to have a smooth let and to provide opportunities should a landlord wish to expand their portfolio.

We have a deep understanding of demand for rental property, what types of property are required in what areas and how this affects rental valuation.

We advise on a full range of properties; covering the full spectrum of tenant requirements.

Rental values in the area range from around £5,000 per month to £650 per month, correct advice from the start is essential to reduce the length of void periods and to attract the right quality tenant.


Expert lettings knowledge

We are experts at bringing new property to the rental market and have helped many of our landlord clients get into lettings for the first time, with realistic yield expectations.

Landlord service levels

We offer a fully managed, rent collection or let only service to suit your requirements and are able to offer accurate valuation advice, comprehensive guidance and support to both new landlords and experienced investor landlords.

Full Management: A comprehensive solution; we can deal with a spectrum of maintenance issues from full redecoration to fixing a leak, with our database of reliable contractors and craftsmen on hand to respond to everyday or emergency calls as soon as possible.

Rent Collection: A simple solution if you are going to manage your own property during the let. We will provide a full consultation, accompanied viewings, marketing, negotiation, and manage the smooth commencement of the tenancy. We will collect the monthly rent and arrange renewals and rent increases where appropriate, but will not be involved in inspecting or maintaining the property.

Let Only: A basic service level, we will introduce your property to the market and manage the start of the tenancy but will not be involved in the collection of rent, renewal or maintenance of the property.

Mackenzie Smith Tenants

We take care to fully reference and check tenants, always accompanying viewings and offering a professional independent inventory service.

We know how to attract good quality tenants; by presenting your property in a way that will appeal to them. When a potential tenant registers with us we take their requirements but also go through a thorough checklist to ensure suitability.

Referencing and credit checks are essential to make sure the tenant meets the financial requirements and are proven to be reliable before tenancy agreements are provided for signing.

Mackenzie Smith Property Lettings and Management are regulated members of the Association of Residential Letting Agents (ARLA) and follow the strict guidelines laid down by The Property Ombudsman to ensure the delivery of excellent customer service, high quality professional services and transparent communication which are fundamental to the lettings services we offer.

A surprisingly high number of tenants are unaware that not all Letting Agents and Landlords are regulated, by choosing a letting agent who is a member of ARLA and complies with the voluntary redress scheme as set out by The Property Ombudsman, you can be reassured that we have systems in place to handle any issues at the end of a tenancy and that we have met the standards set out by ARLA, the Ombudsman and the new code for the Private Rented Sector.

ARLA is the only professional membership and regulatory body for letting agents and letting agencies in the UK.  ARLA members are qualified professionals who adhere to a strict code of conduct and must have the appropriate professional indemnity insurance; membership of ARLA also indicates we are covered by the Client Money Protection Scheme and that our clients have a route to redress through The Property Ombudsman service.
