Ben Dickinson
Branch Manager

“I’m proud to offer award-winning experience to the homeowners of Hartley Wintney, having worked across Hampshire and Surrey, plus Mayfair and Dubai.”

Ben has blazed a trail in the property industry. Becoming a market leader in the last decade, he’s sold everything from apartments to some of the UK’s most desirable homes. Awarded by The International Property twice, he also received recognition from Spears 500 Index.

Ben has joined Mackenzie Smith, heading up our Hartley Wintney branch. He is impressed by the hands-on approach of our business owners and compelled by the inclusive, communicative branch network. Working to better clients’ interests, Ben appreciates the wealth of company experience and company ethos of Mackenzie Smith. Meanwhile, in his spare time, Ben dotes on his young family and his pet dog, Bear.

Toni Scriven
Sales Negotiator

“I aim to provide the highest level of service, ensuring properties are sold in an exemplary manner.”

Toni has been an agent in England and Amsterdam since 2006, having previously worked in banking. Before joining Mackenzie Smith, Toni ran her own estate agency in Surrey. With her heart in the housing industry, Toni describes Mackenzie Smith as her “best fit”, embodying how she prefers to work. Toni enjoys meeting people and guiding them through the sales and purchase processes with an honest, efficient, and “can-do” approach.

Local to the area, Toni appreciates the diversity of this “up-and-coming” location. When Toni isn’t selling homes, she revels in learning new languages, already fluent in Dutch, plus working on her French and Spanish. She loves to ski and keeps fit at the gym.

Stephen Tetlow
Managing Director Residential & New Homes Sales

“My advice to anyone looking to sell is to be realistic. If you are, the market is more likely to exceed your expectations.”

Stephen is one of Mackenzie Smith’s most recognisable faces, having joined the company upon its opening in 1992. He has always been a driving force within the sales teams thanks to his vast experience of working in the industry since the 70s. While Stephen has valued and sold thousands of properties during his career, his attitude to his work has always remained the same. He understands that selling such a large financial asset is a huge responsibility, and he’s always willing to go the extra mile to repay his clients’ trust.

Like a lot of his peers, Stephen takes to the greens during his time off. He believes that the concentration needed to play golf makes it one of the easiest ways to switch off from work.

More about property services for home sellers, buyers, tenants & landlords in Hartley Wintney and Hampshire

About Hartley Wintney

A quintessentially English rural village, with a well-preserved landscape and excellent commuter links to Hook, Fleet and the M3, via the A30. The village centre offers independent retailers, public houses, a cricket club, golf club, a theatre, three ponds and woodland. There are annual community events and reputable schools including Oakwood and Greenfields. Winchfield station serves regular rail connections to London Waterloo, Farnborough, Clapham Junction, Basingstoke and Woking.

Properties for sale in Hartley Wintney

We sell and let character homes overlooking the cricket green and historic Oak Common, detached family homes and bungalows around the Hartford Road and Pool Road areas, newer homes on St. Mary’s Park, individual properties in the rural surrounding area and even new homes which are rarely available.

With a variety of properties to cater for all needs, there is a great balance between the many original character houses that formed the village, to the newer estates that now cater for the needs of young families. The housing stock compliments both the lightly wooded common land, central to the village, to the more open aspect of the surrounding countryside.

House prices in Hartley Wintney

This highly desirable location does demand higher prices than the surrounding villages, with the current average asking price at £750,000. The closer you are to the village centre – the higher the value expected, as properties are rarely available due to the low density of housing and the fact that the village has sustained rural charm with the cricket ground and common centrally located.

Rental property in Hartley Wintney

Lettings range from 1 bedroom flats in the village centre (rarely available), through to larger period properties, with rent levels to suit all budgets. The average monthly rent for a 1 bedroom flat averages at around £730 per month, while the rent for four bedroom homes averages at £1,700 per month.

Living in Hartley Wintney

Hartley Wintney attracts a variety of people who want to live in the village, from those who seek the convenience of its location in relation to the both the major road and rail networks, to young families who require the benefits of the local schooling being right on their doorstep, through to the more mature who need a wide range of facilities and entertainment in walking distance.

The village has a main street, lined with local businesses, shops, public houses and the red-brick parish church of St John. It is particularly well-known for a proliferation of good antique shops. At the southern end is the picturesque village green and duck pond (with a thatched duck house).

The cricket green, home to the oldest cricket club in Hampshire, is behind the shops adjoining a second duck pond and Dutch-gabled farmhouse. There are many oak trees on the upper end of the village green, planted by Lady St John Mildmay, in response to the 1807 call for landowners to plant oaks to provide timber for naval ships.

Nearby landmarks include St Mary’s Church, Victoria Hall, West Green House and Elvetham Hall, now the Elvetham Hotel. Elvetham Hall was originally a secondary home of Queen Jane Seymour’s father and entertained Queen Elizabeth I. West Green House is an 18th century country house owned by the National Trust, the gardens are open to the public and opera is performed here in the summer.
