If you are looking to buy a property it is important that a seller will view you as a serious buyer when you make an offer on a property. This is why we advise all buyers to have the mortgage offer they need ready and, if you need to sell your current home in order to buy your next home, that it is marketed as soon as possible if it is not already on the market.
If you are relocating to the Hampshire or Surrey area we can advise on which specific locations might suit you; if you are looking for a rural get away like Hartley Wintney, Newnham, Rotherwick or Normandy, or if you want to be within walking distance of a town centre or particular amenities in Fleet, Farnborough or Hook. If are looking for a particular type of property or estate or non-estate location we can advise where this can be found, or help you pick out the best locations for access to road and rail links for your commute.

This is where registering directly with us and expressing your unique wants pays off for buyers, who may be contacted about a property before it is even advertised online to a wider audience of buyers.
You will be added to our database of buyers which is cross referenced against property we have for sale across the area from each of our offices; Fleet, Farnborough, Hook, Hartley Wintney and Ash Vale. We will contact you directly if a new property comes to the market that meets your requirements and request that you please keep us updated on your situation too.
Paying attention to detail and providing a personal service works well for buyers and sellers alike. We are able to match suitable buyers with sellers and their property to great effect; aligning people with similar move timeframes, negotiating an agreeable sale and avoiding mismatches where things such as ‘no chain or ‘cash buyer only’ have been specified by the seller.

Book a viewing
If you have found a property you wish to view through Mackenzie Smith, please contact the relevant office to arrange your viewing. We will then arrange a convenient time, agreed by the seller, for a Mackenzie Smith representative to show you around the property. Our representative should be able to answer any questions you might have about the property straight away, where that is not possible they will get back to you soon after the viewing with an answer.
We hold Open House Events when requested by our clients, this means that you may not be able to view a property until this event. These are usually held at the weekend for the convenience of potential purchasers. As with a normal viewing, we ask that people wishing to look at the house register with us and confirm their attendance in advance. Open House Events can be very busy and we want to ensure our representative is freely available to show you the property in appropriate detail and answer any queries you might have.

Unless you are a first time buyer or cash buyer, the first step to moving home is finding out the value of your property, this will help you to find out what you can afford to buy. Sellers also often favour offers from people who have sold their property or are proactively marketing the home for sale over someone who needs to sell but has not yet initiated the process. A chain is a used in reference to the process of buying or selling a house, it is a sequence of linked house purchases, each of which is dependent on the preceding and succeeding purchase.
What is a Mortgage in Principal?
A ‘Decision in Principle’ or ‘Agreement in Principle’ is a statement that a lender is prepared to lend an individual a certain amount after an income and credit reference credit search has been undertaken. You will usually be given a certificate detailing the maximum amount the lender is prepared to loan. This is not an official offer but a guide to show what you can borrow and that a credit check has been carried out.
