In January, Rightmove witnessed their highest ever traffic over the course of the month, with approximately 141million visits, equating to 1.1billion minutes spent looking for property on the UK’s largest property portal.
This is demonstrating an unprecedented demand for housing; great for sellers, but with 2% more homes for sale than the same period a year ago, it’s also great for buyers with plenty of fresh property coming to the market. Whilst this 2% increase is clearly a little behind the buying demands, it is a modest step in the right direction.
There is a level of quiet optimism as the regional average asking price has risen ever so slightly by 0.9% compared to last month and 1.7% compared to last year. Whilst this is obviously good news, it is still below the average growth comparison over the last 10 years, meaning it would be wise for sellers to be realistic in pricing in order to achieve a sale.
Overall there are clearly buyers out there, making it a great time to consider coming to the market with the right price and the right marketing strategy.
