Ash Vale’s Branch Manager, Darren Allett, has presented a tough challenge to beat, with his latest sale of paddock land on Cobbett Hill completing in less than three weeks.

Darren contacted our designated Land Department to attain their advice on the possible future uses for the land in the short term.  They felt, based on the requirements of the land owner and current planning policy, selling the land based on its existing use was appropriate.

In the Marketing Department, it was easy to see the recreational potential this land offered; secluded countryside for walks and family activities.

Despite not benefitting from any granted planning permissions, the 2.7 acres of land were clearly an attractive prospect!

But what will the future of this land hold? The buyer of this property has purchased it to use for his children’s horses.

I asked Darren at Ash Vale what he thought made Mackenzie Smith the right agent to sell this land. 

“Our experience and knowledge meant that we could give the best advice to the vendor. We considered what this land was suitable for and marketed it honestly – at the right price, in the right way and to the right customers.”

But what we are all intrigued to know is, how did it sell so quickly? Darren strongly believes that the speed of sale was down to accurate pricing, timescales set from the beginning, as well as good communication. The pricing generated a lot of interest, with potential buyers competing from the start.

“We created urgency by making sure there was more than one interested buyer from the start. Well-organised timescales were agreed with the vendor and set from the beginning, this meant that everyone knew what to achieve and when, with time constraints met by the right buyer. With clear communication between all parties, we made sure that the purchase details were checked properly, meaning there was less time wasted on details irrelevant to this particular purchase.”

This is a great example of how our combination of an honest approach, knowledge and experience is a real winner in both the local property and land industries.
