2013 has proved to be a successful year for Mackenzie Smith. Governmental help schemes such as ‘Help to Buy’ have aided the sale of New Homes in our area. This coupled with the recent rise in house prices has enabled developers to buy land with confidence in their projected property resale values; which has resulted in an increase in the number of land sale transactions.
Changes to planning policy enabling the process of converting commercial office space into residential space to be simplified has also aided the improvement in the land market that we see today.
This improvement and increased business levels have resulted in Mackenzie Smith investing in its Land and New Homes Department by employing Assistant Land Negotiator; Mica Wallace. Mica shall not only be aiding the Land and New Homes Department in its general capacity, she shall also be conducting research and assessing areas of land suitable for strategic residential development both inside and outside settlement boundaries.
So what will 2014 have in store? Whilst developers may be overcoming any possible changes in planning policy; we would expect to see the improved residential sales market continuing to filter down through to the land market and I would anticipate seeing a further increase in demand for a wide range of sites from individual in fill homes to large strategic sites.
