Whilst spring has been known to be the most popular time of the year to sell, this post-Christmas time frame can offer some real promise.
For many, January is a month to hibernate and take things easy. The grey weather and post-Christmas blues can be a reason to stay indoors for the month. However, there are also plenty of people who view January as a chance for a fresh start, setting new resolutions and goals for the year ahead; this provides a sense of energy and motivation.
For those that go into hibernation during January, there is a captive audience. With property apps and websites now available 24/7 on a phone, buyers can be constantly viewing options available; you no longer need to leave the comfort of the sofa to find your next home. Those that look to the New Year with promise and energy will also provide a focused audience, offering determined and serious buyers and sellers.
Marketing your home during January means you can take advantage of all the motivated buyers who have spent the Christmas break considering their options. The following weeks after Christmas are proven to be the busiest time of the year for websites like Rightmove. Last year saw an uptake of 26% of traffic during January, which proves it to be a prime selling time. Whilst there are peaks throughout the year, as long as your home is presented in the very best way and, of course, priced accurately, you are bound to attract the best buyers.
With more buyers in the market, there is therefore a larger choice of properties to choose from, giving a greater chance of finding your dream home. However, this does mean that there may potentially be more competition for popular houses. Putting your home on the market and getting it sold ASAP will be imperative to increasing your chances of getting your dream home. Say for instance, that the perfect home became available but someone else offered the asking price, by being ahead of the game and already having a buyer lined up for your home, you’ll be in a better position for the owner to accept your offer. In our experience, the best buyer always gets the best home, as an agent it is our job to advise a client of who the best buyer is, it’s not always a financially driven decision and when there is little between, the vendor will usually go with the more reliable, shorter or most advanced chain to speed the process up.
To successfully sell your home this winter, contact your local branch who will be happy to offer some informal advice or arrange a free valuation of your home at your convenience.
