“Fleet and Church Crookham residents may be interested in an update of the local property market, especially with so many contrasting opinions and different variations throughout our region. Indeed, this could be useful information if you are contemplating a move this year as I truly believe that having been established in Fleet for the last 20 years we are well placed to comment on these factors based on our experience.

Buyers seem to entered the marketplace quicker this year than in previously years, a sign we believe, that whilst there have been changes in the economy within the last 6 months or so nothing in particular has changed in the housing market and there seems to be a sense from all parties of why wait. This increase of buyers has led to a shortage of all types of property available and this has been shown recently with a brand new development we are handling, constructed by Natta Country Homes. Of the 9 units available secured buyers for just under 50% of the 3 & 4 bedroom houses in Albany Road, Fleet within 14 days of the Show Home launch and have now sold all but 3 homes on the development.

In terms of demand for certain types of property, the requirements we are given are similar to last year. There is a constant demand for the established areas of Fleet and Church Crookham in addition to the more recently constructed developments such as Ancells Farm, Zebon Copse and Elvetham Heath. The latest developments of Edenbrook and Crookham Park seem to have drawn buyers from further afield into Fleet which has had a knock on effect for second hand residential property, as those buyers deciding against those developments have started to consider other parts of our area. This is compounded by the ease of the commute with our excellent road and rail links.

In summary I believe that we will have a steady marketplace throughout the year, which in some ways is a more comfortable market for buyers and sellers to be involved in without the fear of large swings in value or rapidly increasing mortgage rates.
