As we approach Spring the property market locally remains buoyant and we are experiencing good levels of activity from motivated buyers looking for all types of property in and around Ash Vale, Ash, Ash Green, Mytchett, Tongham, Normandy and Pirbright.
Sellers seem to be well aware of this demand and as a result are holding out to get the best possible price which in the current market is a tactic which more often than not pays off. Any buyers hoping to snap up a bargain are usually left disappointed because there is often another buyer that comes along who is prepared to pay the sellers premium.
The shortage of property coming on to the market presently is also frustrating for buyers as there is quite a limited choice and stiff competition from other eager purchasers.
The good news is that we are valuing a lot of property and so we know that there are sellers which are thinking about coming to the market however the homeowners we are talking to seem to be quite happy taking their time and waiting for the better weather when their gardens might be looking healthier! My feeling is that there will be a lot more property coming on the market as we enter the Spring when peoples mood generally becomes more positive.
My advice to buyers is don’t feel despondent about the lack of choice, this will improve as the weeks go on however if you see the right house you will need to be decisive because good, correctly priced homes will continue to sell fast. So make sure you are as ready as possible and registered with us if you are looking to buy property here.
My advice to sellers is to get your decorating finished, mow the lawn and get Mackenzie Smith round to take some photographs and let us get you a great price for your home!
