2014 started with a flurry of activity aided by two new homes sites, Elmcote by Antler Homes on Aldershot Road, Church Crookham and Kings Court by Nata Homes on Kings Road, Fleet. The help to buy scheme introduced in October 2013 had given us one of the busiest ends to a year that I’ve experienced in 28 years and this continued as we opened our doors on 2nd of January 2014.
In 2014, Fleet was once again voted as one of the most desirable places in the country to live and naturally benefitted from this. Furthermore, with a rising London market, we saw the number of London buyers increase in volumes as they spread their wings to get better value for money and escape the hustle and bustle of the capital.
As the first half of the year progressed, the pattern of increased demand continued with many properties receiving record levels of viewings and multiple offers within days of coming to the market. Due to the volume of demand, Open House events became a regular feature in the marketplace giving vendors an excellent to opportunity to showcase their homes at its very best to a larger audience. During the summer months, talk of interest rate rises and the introduction of the mortgage market review had the desired effect and we saw a market that was potentially overheating, start to soften.
An experienced estate agent will recognise changing market conditions and adapt accordingly. I’m proud to say that with a combined 80 years’ worth of experience within our office, we fall into that bracket and our conversion ratios have remained consistently high throughout the year as a result of providing our clients with accurate valuations and sound advice tailored to their needs.
As we roll into 2015, I’m confident that the demand will persist, values will steadily rise and we will continue to have many more happy clients with successfully sold properties.
