Location The village of Ash is well positioned for easy access to the A331 which links to the M3 motorway and is convenient for the local railway station servicing Guildford and Reading. The village is the 'centre' of the Ash Parish which also incorporates adjoining villages Ash Vale and Ash Green. Many local residents enjoy the semi rural location and can take advantage of the tranquil Basingstoke Canal which is great for walking and jogging. Following the canal North takes the walker towards Frimley, past the lakes and fisheries where herons can often be spotted. Alternatively, within a short drive are the picturesque Surrey Hills. There are several well regarded primary and secondary schools in the Ash area as well as some notable independent schools within a reasonable distance. The village centre benefits from various local amenities including a small supermarket and Post Office. Ground Floor Accommodation A timber front door opens directly into the living room of this beautifully presented cottage. Solid oak flooring welcomes you into the room that looks out over the front of the property through a sash window and features an attractive open fireplace with a decorative tiled surround and built in cupboards to either side of the chimney breast. Stripped pine double doors open into the family room; this charming room has a continuation of the wood floor, a rear facing sash window, cast iron log burner, stairs to the first floor, a door to the dining room and double doors to both the conservatory and kitchen. Fitted with a range of cottage style cabinets, wood block work surfaces and a slate tiled floor, the dual aspect kitchen includes an integrated fridge, freezer, washing machine, dishwasher, and there is space for a range cooker. The side aspect dining room is fitted with cupboards and the conservatory has double glazed French doors to the garden. First Floor Accommodation To the landing are stripped pine doors to all rooms, solid oak flooring that extends through to all three bedrooms and a porthole window. The master bedroom features a cast iron fireplace, views over the rear garden through a sash window and access to the loft space. Bedrooms two and three also have sash windows and bedroom two has a cast iron fireplace. The family bathroom has been beautifully refitted with a contemporary white suite comprising of a tile enclosed bath with a shower, wash hand basin, low level W.C. and a tiled floor. Outside The property fronts onto the canal towpath and there is a shingle drive providing parking. There is a large expanse of lawn to the rear garden that is fence enclosed with a rear gate to a parking area for two vehicles. There are also two timber garden sheds and a playhouse located to the back of the garden.
