Certainly, from our point of view, as we have seen a reduction in the overall choice of properties available in market generally, the combination of this and more realistic pricing has led to an increase in buyer demand and, most importantly, a narrowing of the gap between asking prices and subsequent sale price.

In the course of reviewing our own performance and comparing with the same period last year, I was pleasantly surprised that we were up across all fields. The fact that I was surprised demonstrates that perception often has a greater impact than that of cold hard facts. If I, as a reasonably experienced property professional of 47 years standing, can be affected, then I’m confident that sellers and buyers may feel the same way, given they have less hard facts to work with. It is true, we are having to work harder and smarter, but there is an active market out there. My message to buyers in particular, is that there are some great properties for sale and priced to sell. In my opinion, In the not too distant future this period will be recognised as having been a good time to buy.

Welcome to this week’s edition of the Thistleblower.
Today marks the unofficial start of autumn, with the Autumn Equinox marking a transition to the new season.
A new season brings a new chapter to the year; whether that’s back into routine or quite possibly the start of something new. With children heading back to school, or perhaps off to University, and summer sun seekers retiring back to the comfort of a warm home, autumn poses a prime opportunity for getting your home valued and considering a move.
A new season has certainly brought about some change here at Mackenzie Smith, as personally I have recently joined the team, whilst my colleague Steve Tetlow, who has been in the business for over 35 years, has been recently positioned as our new Sales Director.
Before joining Mackenzie Smith, my knowledge of the housing market was restricted to what I had heard in the news, however, the knowledge of our expert team has brought to light the true reality that the North Hampshire housing market is absolutely thriving. Welcome to the latest edition of the Thistleblower
I am always keen that an accurate picture of the market is communicated to our clients.
Clearly Brexit has been at the top of the media agenda, but in truth, apart from the first month post referendum, most property professionals have reported ‘business as usual’. Here at Mackenzie Smith our experience continues to be very positive but we have noticed that a number of vendors who are new to the market had slightly negative perceptions about the industry as a result of media coverage on this point.
The reality is that there are sellers who want to sell and buyers who want to buy. Asking prices should be accurate and provided this is all backed up with good marketing and selling skills, property is selling. August, seen by many as quiet month, actually ended up at 14% higher based on property sold during the month than the same period for last year. This is at odds with media coverage regarding Brexit.
Our message is simple, if you want to sell then you can. There is nothing wrong with the housing market and all the fundamentals that were in place pre – Brexit are still there now.

Last week’s result on this country’s decision to leave the EU has been – understandably – the subject of much debate and speculation on ‘what next’?
As agents we are quite literally ‘on the High Street’ and as such, close to what I believe is the real market. Of course, much of the speculation has been negative but this is not supported by what is actually happening in the market place. We have been saying that there needs to be more accuracy in pricing for months, as a 10% jump in values across certain price bands since last summer cannot be sustained indefinitely. Any changes occurring in the market were and are taking place irrespective of Brexit.
I believe there is more speculation taking place within the industry than with the customers – be they buyers or sellers – and this has been backed up by the high levels of activity since last week, with contracts being exchanged on a number of deals as well as just normal trading including valuations, property coming to the market and new sales being agreed.
One client rang me to say he was concerned that the out vote may affect his business, but then went on to say a new site launch of five properties at the weekend, had resulted in all five houses being reserved!
I clearly remember in September 2008 being told the ‘worst was to come’. All I knew was that we were valuing, taking instructions to sell, agreeing deals and getting on with life. 2009 proved to be a record year for Mackenzie Smith.

The Land and New Homes Department has been busy in 2016 and I am delighted to report that many of our client’s residential development sites have secured planning permission in recent months, resulting in what can only be described as very happy customers.
