Is now a good time to move?

October 26, 2022

Are you wondering whether now is a good time to move? There’s been plenty to read about in the media, but reassuring statistics from leading property portal Rightmove indicate that there’s still plenty to gain from the property market.

Demand for property has been excessive for months, and Rightmove reports that compared to the pre-pandemic buyer levels of 2019, this is still up by 27%. Tens of thousands of buyers requested property viewings on Rightmove, each and every day of September. Demand on Mondays and Tuesdays in the last week of September dropped by a mere 3% when compared to those days in the rest of the month.

If you’re a seller concerned with achieving the best price for your property, you’ll be pleased to know that asking prices are almost at record levels, a notable 15% higher than two years ago.

What’s more, on 27th September, Rightmove saw the highest number of sales agreed in a single day since the beginning of August. Whilst fall throughs will sometimes occur, the rate of these also remains steady, with Rightmove’s end of September reports showing no changes to this.

Although mortgage lenders have removed some mortgage loans, there are still plenty of options out there. We’d be happy to introduce you to our independent financial advisors, if you need advice on the best mortgages available.

Recent stamp-duty cuts also mean savings for all buyers, the £250,000 stamp duty exemption creates a £2,500 saving for all, whilst first-time buyers are completely exempt from stamp duty for property worth up to £425,000.

With statistics underlining the resilience of the property market, time and time again, if you’re considering making your move, please contact your local branch for an up-to-date valuation and advice on local market conditions.
