Landlords may well be entertaining pivotal decisions in regards to their properties, considering the debate and speculation regarding letting in the media. If you are a landlord, before you make a possibly life altering decision, consider the advice of our Lettings Director, Michael Clarke (MARLA).

“Whether you are a seasoned landlord with many properties, or simply looking to rent out your family home, my advice is the same – seek out knowledge from a qualified letting agent, who knows the local market and can therefore give you the very best advice.

I find that rental demand really does continually go from strength to strength within our local areas, including, but not limited to Ash Vale, Aldershot, Farnborough, Fleet, Hartley Wintney, Hook and Yateley. If your property to let is not producing the benefits that you would expect, it could just be that a property in the right location will make all the difference.

I believe that the success of our Lettings stems largely from the great local commuting, superb business parks and excellent schools the locations offer – all providing significant appeal to potential tenants. The properties we let for our landlords are largely within easy reach of mainline stations, major road links and the M3, providing good and often fast connections all the way to London Waterloo.

The strength of local demand means rents in our locality maintain a persistent, steady, yet lucrative rate. Across the board, our properties continue to let in a timely and regular fashion. Our service locations also feature a number of fantastic hot spots, where demand is high and the return for letting property is most attractive.

For example, a three bedroom semi-detached property in Eversley was valued to let at £1,150 pcm. We discussed the landlord’s plans and provided them with some simple advice on colour schemes. Shortly afterwards, we tested the market at £1,200 pcm – within the week we had received two offers at the full asking price.
