Fleet Branch Manager, James Harris, discusses his experiences in a changing property market.

“What is the market doing?” This is one of the first questions people ask me when considering moving. I am always completely transparent with my answers. I won’t tell them what they want to hear, but what they need to hear.

We all know that there have been challenges in the market over the last eighteen months. Yet, whether the market is buoyant or challenging, if you are selling your property, it is crucial to listen to the advice given by your agent.

Having been an agent for over twenty-five years, I always remember what my first boss told me. Regardless of anything negative about a property, if it is not selling, there is only one reason – price.

Pricing is key. Following your agent’s advice should ensure you achieve the best possible price and avoid the frustration of your property sitting on the market for months.

It is vital your selling agent listens and understands your needs, too. Essentially, as estate agents, we are employed to sell your property. The part of my job I find most satisfying is receiving meaningful feedback from the person who counts, the client.
