Another month of record prices

Rightmove have confirmed that in April, homes sold faster than ever, at record prices.

If you've been searching for a new home, you'll likely have noticed how quickly properties are selling, the market is moving fast, faster than ever. Property is also more than twice as likely to sell quickly than it was in 2019.

If you follow our newsletter or our blog section, you'll know that what we're reporting is consistent with the year so far. This is the third consecutive month that prices have been at a new record high, with the national asking price now £360,101 and £479,500 in the South East.

So why are house prices still rising? It's simple, there just aren't enough homes for sale to meet demand. This is another factor we've been reporting on for over a year now. The market is full of actively searching buyers, it really is prime time to sell.

The number of buyers is driving competition, with fewer properties available, buyers have to be quick off the mark to view and offer, and asking prices are being widely achieved. Rightmove has reported that nationally more than 50% of home-sellers are achieving the full asking price, or above.

The speed of the market can allow you to move quickly. if you can secure both a quick sale and a quick purchase, you could find yourself enjoying your new home sooner than you may think, and with less stress as a result.

If you are looking to buy, you must get yourself in a proceedable position. Get a mortgage in principle and a sale agreed before you begin the search for your next home. It's a bit 'chicken and egg', but if you wait to find the right property before selling, your dream home is likely to be snapped up before you get a chance. Sellers will go with the best offer, and that is more likely to be someone who is under offer.

The continued high demand vs supply means the prices aren't going to be dipping any time soon, though the acceleration of the rise may slow.
