What the Latest Home Moving Research Means for Buyers and Sellers

New research from the Open Property Data Association (OPDA) has revealed the biggest frustrations for home movers, highlighting what can make the process easier.

Whilst the industry continues to explore ways to modernise the home moving process, there are already steps estate agents, sellers and buyers can take to reduce unnecessary stress.

Communication Should be Proactive

One of the strongest messages from the report is that people want to know what is happening with their move. Even when there isn’t a major development, regular communication provides reassurance that progress is being made.

The research found that buyers and sellers often feel left in the dark while waiting for updates, with delays, repeated requests for information and uncertainty all contributing to a difficult experience. It also revealed strong support for improving the way information is shared during a property transaction.

As experienced estate agents who talk to their clients everyday, we already believe that clear, proactive communication is one of the most important ways to reduce the stress of moving home. A property transaction involves buyers, sellers, solicitors, mortgage advisers, surveyors and, in many cases, several estate agents. Keeping everyone informed and working together can often prevent small issues becoming larger delays.

Our Sales Progression team is dedicated to doing exactly that. Once a sale is agreed, they remain in regular contact with everyone involved, monitoring progress, identifying potential obstacles early and helping keep transactions moving wherever possible. This ensures our existing clients receive the support they need through to completion.

Preparation Helps Prevent Delays

The OPDA research also highlights how information is often requested at different stages of a transaction, adding time and frustration for everyone involved.

Preparing as much information as possible before your property goes on the market can make a real difference. We recommend gathering documents you’re likely to need, from planning permissions and warranties to guarantees and certificates. Having these ready from the outset can help solicitors begin their work sooner and reduce unnecessary delays later in the transaction.

Similarly, home buyers who have their finances in place before they begin viewing properties are often in a stronger position once they find the right home.

Strong Chains Rely on Working Together

Property chains remain one of the biggest causes of uncertainty during a move. Whilst no one can remove every challenge, proactive sales progression and clear communication between all parties can help keep chains together.

It helps to be chain-ready and if you’re a homeowner looking to move, this means having your home for sale, or a sale agreed, before making an offer on your desired purchase.

We prefer to keep in touch throughout this part of the process. It’s an important factor in helping everyone to make informed decisions. Whether it’s responding quickly to enquiries or simply ensuring everyone understands the next steps, small actions can have a positive impact on the overall transaction.

Local Knowledge Matters

Technology will continue to improve the way property information is shared, and that’s something we embrace as a company, using to our advantage on a daily basis. Better access to accurate property data can make transactions more efficient, inform sales and lettings, streamline processes and support the property market listing online.

However, it’s important to keep in mind that technology cannot replace experience. Understanding the local market, setting realistic expectations from the beginning and recognising potential issues before they become obstacles all come from working with people who know the area and understand the moving process.
