As estate, land and letting agents, we welcome moves towards increasing housing delivery, planning reform and measures aimed at improving the buying and selling process, as long as these are carefully considered and strategically planned.
The hope now is that whomever emerges as the next UK Government leader continues to prioritise increasing housing supply and providing certainty for buyers, sellers and developers alike. The housing market is likely to perform better when it is supported by consistency in policy.
Will this Affect House Prices?
In the immediate term, probably very little. Property values are influenced far more by local supply and demand, mortgage affordability, employment levels and buyer confidence than by a change of Prime Minister alone.
Here in North Hampshire and Surrey, we continue to see motivated buyers actively looking for quality homes in desirable locations. Our well-located properties, priced correctly and launched with a considered marketing strategy, are still attracting strong levels of interest.
Whilst national headlines can temporarily influence sentiment, they rarely alter the fundamental reasons why people choose to move home.
Our Advice to Buyers and Sellers
If you’re considering a move this year, it’s worth concentrating on the factors you can control. For sellers, ensuring your home is accurately valued and professionally marketed remains the best way to maximise interest from serious buyers. For buyers, obtaining mortgage advice early, understanding your budget and being ready to act when the right property becomes available continues to put you in the strongest position.
Political events may dominate the news cycle for a few days or weeks, but the right home doesn’t wait for the perfect headline.
