Serious Buyers and Sellers Hit the Property Market

More serious buyers and sellers are coming to the market, creating opportunities for those ready to make their next move.

The latest figures from national industry reporters, Property Industry Eye show that almost 966,000 UK homes had been sold subject to contract by week 40 of 2026. Whilst sales were below the same point last year, they remained ahead of both 2023 and the pre-pandemic average.

Our experience across North Hampshire, Surrey and Berkshire reflects this continued activity, with more serious buyers and sellers actively looking to move.

Why Are People Still Moving?

Life circumstances continue to drive property decisions. Growing families may need more space, while others may be relocating for work, downsizing or looking for a home better suited to their needs.

For these buyers and sellers, moving is often about finding the right property and making a decision that works for them, rather than waiting, unrealistically for everything to be perfect.

Although demand varies by location and property type, there are plenty of opportunities for those looking to buy or sell. Understanding the local market can help both parties make informed decisions about their next move.

The Value of Local Knowledge

National statistics provide a useful overview, but property markets can differ considerably between towns and villages. Buyer demand, property values and the choice of homes available all influence local conditions.

Our teams across North Hampshire, Surrey and Berkshire draw on their local knowledge and experience to advise clients on the market and their options. By understanding individual circumstances alongside local trends, we can provide tailored guidance to help buyers and sellers move forward with confidence.

Is Now the Right Time to Sell?

The answer depends on your circumstances, financial considerations and plans for the future. Homes are still selling and for homeowners considering a move, understanding their property’s value and how it could perform in their local market in their area is a sensible first step.
