Firstly I would like to say thank you to all the Landlords who have come on board with Mackenzie Smith in 2013, thank you too to all the tennants too, it has been a pleasure working with you and I look forward to more sucess in 2014.

Michael Clarke 2This year has seen the strong demand for rented accommodation continue despite losing some tenants who have taken advantage of the Help to Buy scheme to become first time buyers.

For every one person now looking to buy there are at least two who choose not to and continue to want to rent, either because they cannot raise the deposit required, meet affordability criteria or more commonly because they are being relocated for work purposes.

This trend is likely to continue during 2014 and whilst some ‘reluctant landlords’ are selling they are being replaced with investment landlords eager to invest in the Private Rented Sector (PRS) before house prices rise further.

This area will continue to attract quality tenants who are here for the good schools, excellent commuting links, strong communities and beautiful countryside.

The net result will almost certainly be a continuation of ‘rental demand out stripping supply’ but the quality of the stock available will be far better.
