The biggest challenge
One of the biggest challenges in the local market right now is unrealistic pricing expectations.
If a home hasn’t sold after three or four weeks or has had numerous viewings but no offers, pricing is likely to blame. Accurate valuations lead to realistic buyer expectations, meaning better results.
Many less experienced agents overvalue properties at the start, only to suggest a price drop after their usual two-week tie-in period. If you’re offered a high valuation, a lengthy contract and a low fee, they are likely not confident they can sell your home.
