Bank of England Holds Base Rate at 3.75%: What It Means for Home Buyers and Sellers

The Bank of England has today announced that it will hold the Base Rate at 3.75%, which should provide further stability for homeowners, buyers and sellers following recent signs that inflation is easing.

Whilst many had hoped for a further reduction, the decision reflects the Bank’s cautious approach as it continues to monitor global economic uncertainty. Despite external pressures, UK inflation fell to 2.6% in June, moving closer to the Bank’s long-term target of 2%.

Stability Continues to Support the Housing Market

Although the Base Rate remains unchanged, stability is welcome news for the property market. Mortgage lenders have become increasingly competitive in recent months, with many continuing to offer attractive fixed-rate products. Whilst future rate decisions will depend on inflation and wider economic conditions, today’s announcement provides buyers with greater confidence to plan their next move, rather than waiting for uncertainty to pass.

For homeowners already on fixed-rate mortgages, there is no immediate impact, while those approaching the end of a deal could benefit from improving competition between lenders.

Market Confidence is Rising

The housing market has shown resilience throughout 2026, supported by steady buyer demand and improving affordability compared with previous years.

With inflation easing and borrowing costs appearing more stable than they were just twelve months ago, we’ve seen many buyers who previously delayed moving return to the market. Sellers also benefit from increased confidence, with motivated purchasers better able to budget for their monthly repayments.

While no one can predict future interest rate movements with certainty, today’s decision reinforces the message that the market remains on a more stable footing than it has for some time.

What Does This Mean if You’re Thinking of Moving?
