Every other week, we use our spotlight articles to introduce different members of the team across all six of our branches, Head Office, Lettings and our Land and New Homes department.
Our Lettings business has gone from strength to strength over the last 5 years, Michael’s experience and knowledge of the area was certainly well-suited to moving the business in the right direction, with the initial introduction to the marketplace, continual growth and strong success to this day.
Last year saw Michael’s 30th anniversary within the property industry, having started out as a Trainee Sales Negotiator back in 1987, when in 1995 he made the move to Lettings and has never looked back.
“Whilst my initial introduction to the industry was with Sales, I quickly became frustrated with the timescales involved. Some transactions can take a long time to complete and can on occasion fall through by no fault of your own. I know this is the nature of the beast, but having seen the Lettings team at work, the processes and involvement seemed far more dynamic. The pace of work certainly drew me to the role; however it is the long lasting client relationships that have proved the most rewarding aspect of the job. It is incredibly satisfying to meet someone thinking of letting out their property and being able to give them advice, gain their trust and find them a suitable tenant. It is a little bit like running a dating agency; introducing suitable landlords and tenant takes experience and a lot of care to get it right, but by putting in the effort, you can achieve long term satisfaction for your clients.”
Whilst Michael has enjoyed over 20 years within the Lettings industry, it didn’t start out plain sailing. “I had a real baptism by fire into the world of Lettings, when within a few weeks of becoming an agent I was unfortunate to discover one of our tenants had passed away within the property. This proved extremely traumatic for all involved, as I’m sure you can imagine, and was a real test of my professionalism and understanding in dealing with relatives while also protecting the landlord’s interests in finding new occupancy. Thankfully, this has been a ‘one off’ experience, but certainly showed me early on, that as letting agents we witness all aspects of life as people get together, marry, have a family, progress with their chosen progression… at every life stage, a person’s home plays a key part. There are many reasons why people rent out their properties and just as many reasons why tenants want to rent them. I think over the last 23 years, I have probably seen them all…”
As mentioned earlier, Michael joined Mackenzie Smith to re-establish our Lettings business. “Having worked for a very large corporate agency, it was important to me to work for a company where customer service was the focus and not the volume of credit card sales, which had been the focus of corporates at that time. It has been a real pleasure in setting up the current department and I put our success down to the fantastic support of our sales colleagues. We all share the same marketplace and fortunately, all of our sales teams see the benefit of offering our lettings services, as many landlords go on to sell their property, and many tenants go on to buy. Sales and Lettings are two very different roles but are, in effect, two sides of the same coin.”
