We have recently worked with a landlord who invited us to their property to give them a rental appraisal and have been advising them over the last three months on what has turned into almost a complete refurbishment.
The owner was keen to attract the very best tenants and achieve as much rental as possible by finishing the property to a high a standard. This has included putting in a new kitchen, replacing carpets, redecorating throughout in a warm but neutral colour scheme and painting all the brown coloured woodwork in a brilliant white gloss. The end result is a beautifully presented family house which any tenant would be proud to live in and want to look after.
It is worth remembering that when you let out your property you are providing a service to your tenants and that means everything should be in full working order so temperamental showers and dripping taps need to be attended to.
If a property is handed over at the start of the tenancy in the very best possible condition it is more than likely the property will be returned in equally as good condition at the end of the tenancy.
