Renters’ Rights Deadlines Landlords Cannot Afford To Miss

The Renters’ Rights Act is no longer something on the horizon; it is now actively reshaping how rental properties are managed across England.

This week, landlords without the right support might risk missing important compliance deadlines particularly around the requirement to provide tenants with the official Renters’ Rights Act Information Sheet before 31 May 2026. Failure to do so could result in financial penalties of up to £7,000.

Alongside this, landlords are continuing to adapt to some of the most significant changes the sector has seen in decades, including:

Key changes:
• The removal of Section 21 “no fault” evictions
• All tenancies moving to periodic agreements
• Rent increases limited to once per year via formal process
• Greater tenant rights, including around pets and discrimination
• Increased compliance and enforcement expectations

For landlords, this represents not only a shift in legislation, but also in their day-to-day management and long-term strategy. The reality is that many landlords are still relying on outdated processes, assuming agents automatically handle every new requirement, or simply unaware of how quickly the legislation has moved. In a changing rental market, preparation matters more than ever.

At Mackenzie Smith, we are already working closely with landlords across North Hampshire, Surrey and Berkshire to ensure every aspect of their tenancy management is fully up to date.

From reviewing tenancy agreements and compliance documents, to advising on possession strategies and new legal responsibilities, our Compliance and Property Management team is staying ahead of every change so our landlords do not have to navigate the legislation alone.

If you are unsure how the Renters’ Rights Act affects your property, portfolio or tenancy arrangements, now is the time to review your position and make sure everything is in place.
