The economic climate may be uncertain, but we have found that the rental market is stronger than ever, possibly proving that in these uncertain times, people are looking more favourably at renting.
So far this year, we have let a range of properties across our entire branch area, including Ash Vale, Farnborough, Fleet, Hartley Wintney, Hook and Yateley, with an average rent of just over £1000 per calendar month this covers the smallest studios to large detached properties. This is, of course, great news but has left us in urgent need of property to let, with a number of disappointed, searching tenants on our database.
The biggest change to the private rental sector is about to come into effect on June 1st, with the ban on all fees charged to tenants. Previously, tenants were charged to be referenced, to be checked in against the inventory and a fee for registering their deposit. From the 1st June 2019, the law changes, making these charges illegal. Each part of the process is essential to protect the owner and agents will inevitably pass these charges on to the landlord. Hopefully, a small increase in the monthly rental paid by the tenant will covers these costs, but it is something worth looking into.
Some agents will be hiking their fees to cover these costs and while we have been forced to make some adjustments, now having to charge landlords for inventory check-ins, we have been able to keep our costs very competitive.
