London has long been the hub of property investment, seeing values rise exponentially across the city year on year. However, this has made investments and first time purchases near on impossible in the city.
Last year alone, first-time buyers needed an average deposit of £91,409 to buy a house in the capital, and on average, deposits were nearly three times the national average. What this has created is a booming market in the surrounding counties.
Two of our branch towns, Fleet and Farnborough, featured in the top 10 towns nationwide to see an above rise in value over just one year. House value is currently rising faster in these areas than in London, quite a feat when you consider it.
Last year, Fleet saw a dramatic increase, according to Zoopla, the average property price was £413,943 where it is now valued at £494,272. Fleet offers a great commuter alternative, with trains reaching London Waterloo in approximately 40-50 minutes. This obviously comes at a cost, with an annual rail ticket costing £3820.00. However, when you consider last year’s annual average rise of just over £80k, you’re quick to make your money back.
Farnborough too offers a great commute into London, even shorter than Fleet with a 35-50min journey and a cheaper rail fare of £3760.00 annually. It is seeing a slower rate of value increase, which is still significantly higher than the average and London, but lesser than Fleet. Zoopla claims prices were previously an average of £313,323 and are now at £342,596, an increase just shy of £30k. Farnborough is also due a high level of investment over the next few years to develop the town further.
The national press have reported Fleet and Farnborough’s average rise of 15% and 12% respectively, so regardless of the accuracy offered by Zoopla estimates, there is undoubtedly some significant gains to be made by investing in these areas.
There are many reasons people look to move out of London, it may be for a better work/life balance, better access to high calibre schools, more green areas to enjoy, cleaner air… the list is endless. Both Fleet and Farnborough offer this and much more, surrounded by rural countryside and with some first class schools within each area. There is a great lifestyle to be enjoyed, but with the added benefit of good transport links. You don’t need to say goodbye to the city, with a good train service (served by South West Trains) along with motorway access, you can be in the city in under an hour.
