This case study takes a look at a recent review from Mrs B, a former Ash Vale resident who had been on the market for six months with another agent prior to instructing John, our Ash Vale Branch Manager.

This spacious three bedroom home had been on the market for six months before John took it on. “Selling a home that is not fresh to the market is challenging in itself, as buyers often presume that there must be something wrong with the property”. To overcome this challenge and ensure we achieved the right price for Mrs B, our initial priority was to freshen up the home to make it feel welcoming and well-maintained. This can be really beneficial in allowing buyers to envisage themselves and their families in the home. As a hugely motivated seller, Mrs B followed the recommendation and refreshed her property with new carpeting. A gardener was also appointed to maintain the lawn to give an added kerb appeal.
With the refreshed house ready for the market, a new marketing brochure was created and an open house for the launch.
As Mrs B had relocated to Somerset, she relied on John and the team to look after her home and provide regular updates. The experienced sales team conducted weekly checks to ensure the property was ready for viewings; removing the post from the letterbox and checking that all was well, as an additional safety measure.
All viewings were accompanied by the team, ensuring that buyers were fully briefed on the property’s key features.
Mrs B was kept well informed throughout the whole process, with regular phone calls and emails.
Within the first week of launching, the Ash Vale team arranged eight viewings, followed shortly by two offers, both from proceedable buyers, one at the full asking price. Despite the challenges, the team achieved the optimum price for Mrs B, all within a month of the initial valuation.
John proceeded to closely manage the sales progression, with the contracts successfully exchanged within two months.
As we revisit the situation, Mrs B looks back on her selling experience positively and is well settled in her new home in Somerset.
