Spring is well-known for being an opportune time to sell. The brighter evenings, generally better weather and gardens blossoming contribute towards better photos and longer viewing hours, making it a superb season to come to the market.

Whilst the above factors are almost guaranteed, the buyer activity can be variable year on year. So many factors impact the housing market and can ultimately affect how many buyers may be looking in the area. However, in our most recent reporting figures, we’re pleased to confirm that buyer activity has peaked, with more viewings booked and applicants registered than any other month, dating back as far as January 2015.

With so many potential buyers, it’s more relevant than ever to seek the right advice when it comes to selling, to ensure your home is seen and considered. Our expert team are on-hand for informal valuations, local property advice and are well aware of all the local property market concerns, so are in a fantastic position to be able to assist you in your move.

Managing Director, Ed Mackenzie Smith offers his advice with regards to selling, “there is a greater need for homeowners to price the asking price as accurately as possible. The common practice of quoting a much higher figure and waiting for offers is, in my opinion, the wrong way of approaching the sale and marketing of property at this moment in time. Underlying values are still strong, but the method of achieving a sale is different than adopted over the last few years and, as such, requires a different approach. Our view is that the asking price has to be as close as possible to the estimated real value. This turns buyers who view, into buyers who buy. Because most buyers start their search online, they are often unaware whether a vendor will accept an offer, so the asking price needs to convey the correct signal. Accurate pricing will always result in sales, however difficult any marketplace may be.”

If you’re currently looking to buy in the area, with a fair amount of competition, it would be worth registering your requirements with the relevant offices. We’ll always reach to our registered applicants prior to launching on the internet, so you could be the first to know about your dream home.

With regards to buying, it’s also important to have all the boxes ticked in advance of putting in an offer. Do you have your mortgage in principal? Have you started taking steps to getting your home sold? If your offer is in the mix with others, these factors will often be a consideration by the vendor on which offer to accept. Again, should you need any advice at all, simply get in touch with your local branch and they’ll be happy to assist.
