Having recently launched T A Fisher’s latest development, Bridge House, we took the opportunity to get a developer’s insight on New Homes; what the current market holds, along with their priorities when releasing a new site. Sales and Marketing Manager, Julie Wright, was kind enough to offer some of her time for a quick Q & A.

Q. What’s your favourite aspect of working with T A Fisher?

Having worked here for 10 years now, I can testify that no two days are the same, and for me that is a real joy. Each day of course comes with its own challenges, as does each development, but that’s what keeps things interesting.  So far, to date I have overseen 27 developments, with 4 currently live; each with their own character.

Q. What do T A Fisher value the most?

For us, it is and has always been about delivering a quality product that we and our buyer can be proud of. We’re a privately owned company with over a century’s worth of experience, over that time we’ve gained an enviable reputation for building top quality homes and we’re keen to uphold that tradition.

Q. When it comes to selecting the specifications of the home, both internally and externally, how do you go about choosing?

We treat each development individually. Both the T A Fisher team and our suppliers/subcontractors strive to exceed customer expectations, not only in the quality specification and finish that we’re renowned for, but also in the design.

Q. What do you think is the most important thing a buyer looks for in a new home?

Ultimately value for money; our ethos is “creating value in property”, it has and always will be paramount for us. I also think buyers are looking for a ‘future-proof’ investment, whereby our reputation for quality will likely prove beneficial.

Q. Is there one thing you look for in particular when finding a site to develop?

We need to feel confident that it’s a site that meets the location requirements of our buyers and will allow us to build our selected product, one that’s sought after in today’s property market.

Q. Have you noticed any challenges facing the New Homes market?

I think for the housing market in general, our challenge is finding proceedable buyers. The lack of investment purchasers has certainly affected the new homes market; a result of the change in legislation for landlords. However, the first time buyer market is thriving, primarily from Help To Buy, which has become a necessity for us to be able to offer.

Q. Is there one part of the whole process that could be easier?

The planning system, quite frankly, remains the most frustrating factor in our industry. Despite endless Government intervention attempts to speed up the process, the time it takes from buying a piece of land to laying the first foundations is far too long. This seems to be becoming increasingly complicated.

Q. With Bridge House now ready to move into, what’s your favourite aspect of this new development?

The location here is excellent, just a stone’s throw from everything Fleet has to offer; restaurants, shops, bars, plus the train station just a short walk down the hill. We’re also able to offer parking, which, for such a central location, is a great attribute; our buyers get the best of both worlds! The apartments themselves are also extremely affordable, particularly for the level of finish offered.

Q. How long has Bridge House taken to get from start to finish?

It took us 8 months in total. Our site manager, Gavin, had completed a similar build for us in Crowthorne 2 years ago, so his experience was hugely beneficial in completing a timely refurb. We took the time at the design process in the early stages to ensure that each apartment maximised the living and storage space available.

Q. Having worked on Blue Prior and Bridge House recently, both in the Fleet area, do you have any further plans on the horizon?

Looking just a little further afield, we’ve just started work on 7 plots in North Warnborough.

 

We’d like to thank Julie for giving up her time this week. There isn’t often the opportunity to get an inside look at how the homes are built and the thought processes behind it all. Certainly from our perspective, we deal with the land and the sales of the homes, and whilst we will always lend our advice, research and experience to developers, the in-between phases are best left to the professionals, and with a century of experience, T A Fisher are certainly the right people for the job.
