Location The village of Ash is well positioned for easy access to the A331 which links to the M3 motorway and is convenient for the local railway station servicing Guildford and Reading. The village is the 'centre' of the Ash Parish which also incorporates adjoining villages Ash Vale and Ash Green. Many local residents enjoy the semi rural location and can take advantage of the tranquil Basingstoke Canal which is great for walking and jogging. Following the canal North takes the walker towards Frimley, past the lakes and fisheries where herons can often be spotted. Alternatively, within a short drive are the picturesque Surrey Hills. There are several well regarded primary and secondary schools in the Ash area aswell as some notable independant schools within a reasonable distance. The village centre benefits from various local amenities including a small supermarket and Post Office. Ground Floor Accommodation A double glazed front door opens into the entrance hall where there are stairs to the first floor, a storage cupboard and doors to the lounge, kitchen and the downstairs cloakroom. The lounge features a Victorian style open fireplace with a timber mantle and a large picture window looking over the front garden. Fitted with a range of eye and base level units and a tiled floor, the rear aspect kitchen benefits from an adjacent utility room where there is space and plumbing to laundry appliances and a connecting door to the covered store and rear garden. First Floor Accommodation From the galleried landing there are doors to all rooms, a large airing cupboard and access to the loft space. There are four well proportioned bedrooms and a bathroom fitted with a contemporary white suite consisting of a panel enclosed bath with a shower, pedestal wash hand basin and a low level W.C. Outside Wooden gates open onto the front drive which provides parking for 2 cars and scope for more. The rear garden enjoys an elevated south easterly aspect, a brick paved patio & pergola, with steps down to the lawn and timber shed.
