The amount of properties coming to the market in the region has been acutely short this month. Although the shortage of property maintains house prices it is still very important sellers avoid the common mistake of asking too high a figure which only leads to deter buyers from actually viewing and gives out the wrong message to the market.
Sellers who are savvy enough to follow the right pricing advice will attract a buyer within a reasonable timescale. My message to potential sellers who wish to avoid a lengthy selling process is to research the market in terms of what has been sold. We often find that accuracy in valuing results in either the asking price being achieved or very close to it. In some cases we have experience of buyers who have paid more than the asking price in order to secure a property.
