We understand that the government is planning to make an announcement this week that may enable us to return to work taking into account social distancing requirements. As and when this happens, we will, of course, be in touch to confirm how we plan to do so.

I thought it would be useful to outline the activity in the market that we have experienced over the last six weeks. Despite the lockdown, there has been a steady stream of enquiries from purchasers and tenants who understand that whilst they are unable to currently visit a property to view, they are hoping to do so once the lockdown ends. We have explained that this can only be carried out once the new rules have been established and when our clients are comfortable to do so.

It’s worth remembering that before the end of March, demand from both buyers and tenants had increased, with more enquiries and reservations. The property market was becoming more buoyant, particularly as we were entering the traditionally strong spring period.

As a company, we intend to return at full strength, enabling us to deal with every client in the best way possible. We have also increased our marketing spend during the last six weeks which has maintained the profile of all the properties we are currently marketing.

From a sales perspective, another encouraging sign is that the majority of properties that were under offer before the lockdown, have either exchanged contracts or progressed to an advanced stage. We have also agreed several sales, but only where purchasers had seen the property before lockdown. This is further evidence of buyers retaining confidence to purchase. The demand from tenants is strong, with some lets arranged for keyworkers and viewings arranged post-lockdown.

So, all in all, we are extremely confident that we will return to a busy market, but must take into consideration that social distancing rules will govern the way we work and interact with our clients and customers.
