Local demand drives need for housing supply

The current lockdown seems to be having a limited impact on the demand for property, with high website traffic from prospective buyers.

Whilst the property market is permitted to remain open under current guidelines, there is, understandably, some caution from those looking to put their home on the market, but, current local demand is showing the need for more supply.

Property portals, Rightmove and Zoopla, have recorded high traffic from those searching for a new home. 

Rightmove reported 33% more visits to their website in January 2021 compared to January 2020, with visitor rates at a similar high to the 2020 peak when stamp duty relief was announced. Whilst a significant number of buyers are indeed already local, Rightmove have identified an ever increasing trend of people looking from London and north of our area, searching specifically in our branch towns and villages. The combination of countryside, community and commute a clear appeal.

Interestingly, Zoopla reported in late January an almost equal rise in demand to fall in supply, showing a significant gap of homes needed to fulfil the rise in demand.

As a business, we’ve identified a rise of almost 25% in visits to our website compared to January 2020, plus 53% more new applicants registered compared to the close of 2020.
