James has over two decades of experience in Fleet and Church Crookham’s property industry, during which time he’s successfully valued everything from studio apartments to six-bedroom homes (and everything else in between). Nothing gives James greater satisfaction than helping his clients move into their dream property, and he prides himself on applying the same energy and enthusiasm to every sale.
The majority of James’ spare time is taken up by his two children, but when he does get a moment to himself, there’s nothing more he enjoys than “attempting” a round of golf or reading a good book.

Justin is very much part of the furniture at Mackenzie Smith, having first joined the company some 20 years ago. Over that time period, he’s acquired a wealth of knowledge about Fleet’s property market, making him the go-to man for advice for both colleagues and clients alike.
Outside of the office, Justin is a Reading FC fanatic, and he often takes his son and daughter along with him to matches at the Madejski Stadium. As a Fleet resident, Justin enjoys the excellent local countryside and he can often be found walking his Pug, Alfie, around Fleet Pond.

Luke joins us from a sales background, starting out with a year of door to door sales, followed by cars. He’s since decided to pursue a career in estate agency, utilising his sales experience in a different industry. “My grandparents, who I have a close relationship with, ran a small but very successful construction company and one of my best friends is in the industry. I love dealing with, and meeting new people, building those personal relationships that are so crucial when involved in such an important life stage and transaction.”
Outside of work, Luke enjoys his football and fitness, along with music.

Since entering the world of estate agency in early 2014, Dan has enjoyed successfully moving people into their dream homes all over the North Hampshire region. Dan quickly progressed within the industry, offering valuations since late 2015 and has worked diligently to ensure he not only meets the expectations of clients but exceeds them on a daily basis. Transparency and strong customer service are two elements that Dan prides himself on. In his free time, Dan’s a keen football fan, supporting the South’s very own Southampton FC. When he isn’t watching the Saints, Dan can be found playing drums in a cover band.
Over the past 170 years, the attractive town of Fleet has grown into a thriving community. Being near to London, commuters can take advantage of the excellent road and rail links and still enjoy the relaxing lifestyle offered by Fleet and its surrounding villages. The repeated recipient of quality-of-life awards, and boasting a thriving property market, Fleet has become a desirable hotspot for house hunters.
The Hart District offers a wide range of properties for sale to suit all needs, and this is especially true of Fleet. While there are few ancient buildings (the town only began to expand in the late 19th century) there are many Victorian properties for sale, as well as contemporary homes.
Substantial-sized homes are available for sale within the locally named blue triangle area, which has grown to become Fleet’s most sought-after location. Other popular destinations can be found in the neighbouring villages on the fringes of Fleet.
The area also boasts a variety of family-friendly housing developments, which provide good value for the modern upwardly mobile family. In addition to offering good access to schools and local amenities, these larger homes are frequently complemented by a sizeable garden, as well as a garage or other off-road parking facilities.
The property mix in Fleet is predominantly geared towards the mid to upper sector of the market. Whilst charming homes can be found for sale under £300,000, the average house price in Fleet is in the region of £430,000. Although this is higher than the national average, buyers hailing from London and other towns in the south-east will find that their money will go much further.
For couples and small families, a 2 bedroom flat in Fleet can be purchased for an average of £200,000. At the other end of the price scale, a large family home can sell for around £1 million. Naturally, if you are looking to buy a detached family home, complete with garden, garage and a spare bedroom or two, house prices will be significantly higher.
The town has a significantly higher rate of home ownership than the rest of the country, be it outright or mortgaged. However, there are still many opportunities to rent throughout the town and its surrounding areas.
Lettings range from 1 bedroom flats in the middle of town, through to larger semi-rural family properties, with rent levels to suit all budgets. The average monthly rent for a 1 bedroom flat averages at around £750 to £800 per month, while the rent for four bedroom homes averages at £1,900 per month. Fleet also has a selection of house-share opportunities for those looking to rent. However, you must be quick to snatch one of these up; they tend to be limited.
Fleet has been voted as the best place to live in the UK for several years, with residents enjoying an impressive quality of life. With wide expanses of charming countryside and a homely community feel, it can be easy to forget that the town is less than 40 miles south-west of central London.
The town has expanded rapidly in the last few decades: new residential areas have been built, increasing the population by 20% in less than a decade.
Housing developments are heavily focussed on incorporating nature and a strong community atmosphere into day-to-day life. For example, Elvetham Heath has been well designed with amenities such as sports pitches, a nursery, primary school, a large supermarket and a public house.
The Elvetham Heath development was constructed on reclaimed plantation and heathland and today retains around 20 acres of heath and marshland. The nature reserve provides a habitat for slow-worms, lizards and dragonflies, as well as a rare breed of grazing cattle.
Fantastic educational facilities are another significant draw to living in Fleet. Many nearby primary and secondary schools have received ‘good’ or ‘outstanding’ status from Ofsted.
Fleet is awash with activities and stunning countryside. The Basingstoke Canal runs through the town. Its leafy tow path provides a wonderful place to walk the dog, go for a run, or take a stroll.
Fleet Pond is a notable beauty spot on the northern edge of town and is the largest freshwater lake in Hampshire. Once popular with Victorian visitors, the local nature reserve continues to bring in wildlife lovers and walkers. Of the reserve’s 141 acres, 118 are designated as a Site of Special Scientific Interest, providing a diverse habitat for an array of rare animal and plant life.
Comprehensive sports and leisure facilities are found at Hart Leisure Centre, while shopping opportunities are numerous: in addition to the Hart Shopping Centre, a range of shops, bars and restaurants populate the high street. Fleet Library and Learning Centre is also located in the town, providing valuable resources for residents.
