It seems just a few weeks ago but given the pace at which the housing market has accelerated since the turn of the New Year, I don’t think even those of us who spend all our working day advising clients would have predicted what has happened so far this year.
Whilst it has not been unusual in recent years to expect demand from buyers to increase during the spring period this has invariably been balanced out against the number of homes that have traditionally come onto market over the same period, but this year it would seem things may be proving to be very different.
With conditions similar to those of the mid 1980’s and prior to the beginning of the last recession, we are now experiencing demand from buyers that is not only resulting in us securing sales before a property is openly offered for sale to general public, but in some cases we have been negotiating offers between 5% -7% over the asking price.
Whilst there will always be those who quite understandably will predict that ‘what goes up must come down’, it would appear for the moment that the growing confidence in the housing market, coupled with the pressure from those seeking to come and live in what is regarded as the one of the sought after area’s in which to reside, will only further widen the gap from the levels at which properties were selling just a few years ago.
