The Government has introduced so many ways to help tenants that some landlords have decided it is the right time to sell their investment property, as their tenants serve notice to move on.
Many tenants are looking for outside space and a room they can use to work from home, so whilst the rental demand for one bedroom apartments has lessened in recent months, the demand for two bedroom houses and larger is extremely strong and rents in this sector are increasing.
Regardless of demand, the market remains price sensitive, so to ensure a prompt let is it vitally important to get the initial asking rent correct, but we are finding two bedroom houses and larger are letting extremely quickly as people move out of London.
With some landlords selling and reducing the stock level of properties locally, paired with increasing numbers of searching tenants looking to move out of London, in our local area specifically, demand is significantly outperforming supply.
With all the changes that the Government is bringing in, it is more important than ever to explore up-to-date advice to ensure, as a landlord, you remain compliant.
