Sorry! I know it’s the middle of summer, the children are still on holidays and the sun continues to shine, but if you’ve set a Christmas deadline for moving, it’s time to take action!
With just seventeen weeks until Christmas is upon us, time is ticking on fast to be able to arrange an offer, exchange and complete on your property in time.
According to recent Rightmove statistics, as published in their House Price Index, the average time from agreeing a sale to moving in is currently thirteen weeks. If you’re looking to buy, you need to be actively searching and ensure that you have the necessary finances in place to be able to make your move and an appealing offer.
If this is your timescale and you’re yet to come to the market, this really needs to be a priority. Rightmove have also stated that finding a buyer takes, on average, eight weeks. Not only does this need to become an urgent action, but you also need to ensure you’re instructing the right agent as you’ll need to find a buyer quicker than average to be able to move in before Christmas.
Finding a buyer in the current market is all about the quality and accuracy of the advice you’re receiving; from valuation, through to the presentation of the property and bringing the sale to a successful conclusion. The importance rests heavily on your agent’s ability to not only negotiate on your behalf, but manage the offer through to the very end, making sure the buyer has been qualified to minimise risk and avoid heartbreak down the line.
