Without doubt the demand from buyers has returned to levels that we were experiencing late last year, but the traditional increase in the number of houses coming to the market has not materialised as yet, so there remains a imbalance between supply and demand which is difficult to predict changing in the coming months.
The recent sale of a house here in Hartley Wintney perfectly highlights the need for buyers to be ready to proceed when the right house comes on the market. For example, having been instructed to place a substantial character house on the market early in the New Year, we agreed a sale to a buyer within a matter of days and legal completion took place just six weeks later.
Whilst perhaps an exception to the rule in how quickly the matter completed, the fact that a sale was agreed within a matter of days is becoming more commonplace as is receiving more than one offer for a property, so it’s probably not unrealistic to suggest that it is very much a ‘sellers market’ and unless the situation changes the trend we are experiencing would suggest that values are more than likely to rise as well.
