At the tail end of February with the back of winter now broken, we have lighter evenings and warmer temperatures to look forward too, a welcome sign for all, particularly in the housing market.
Fleet offers a high concentration of property stock in the middle to upper end, which traditionally tends to come to the marketplace in bigger numbers at this time of year, this would certainly be welcomed from a buyer (and estate agent) perspective with limited stock levels and strong demand still very much the pattern, as it has been for some time now.
During the course of February what we have seen is good buyer activity in the form of registrations, viewing and sales levels, this has come from a selective buying audience who are happy to pay the correct price for a property, but won’t be tempted by an overly inflated asking price. I believe that as Spring kicks in, the pattern that we will see for the short to medium term will be a good stable market place with a better balance of stock and demand resulting in gradual price rises.
An Agent’s job is to recognise market conditions and have the vision to react accordingly; in a price sensitive market the key is accurate pricing based on fact and knowledge, not a finger in the air and hope for the best.
With Mackenzie Smith you’ll certainly receive the former, the Senior Client Managers who value property in our office alone have over 80 years’ experience of selling property in the local area, ensuring that we get it right first time.
Most buyers will have noted the numbers of properties that have been reduced over recent weeks when browsing on property websites, this isn’t because values have dropped; it is down to the fact that the sellers have been given the wrong advice in the first place and are now having to re-think their strategy to capture the attention of this more selective audience.
I’m proud to say that over the last 12 months we have converted 85% of our stock into results for our clients and are looking forward to repeating and improving on this success in 2015, if you are considering a move in 2015 we would be delighted to hear from you.
