Rents have risen 1-2% in the last year (Office for national Statistics and LSL Property Services respectively*) with the UK average cost of renting a home reaching £753 per calender month.

In the desirable swathe of Hampshire and Surrey where our clients let out their properties it seems 90% of the properties we let or have available to let are above this average as the quality of the homes and the appeals of the area command a higher value.

Michael Clarke MARLA Letting Agent“Figures from the latest survey confirm what we have been seeing throughout the area we cover.

It is interesting to identify that tenants are attracted to different areas for different reasons. For example Farnborough is extremely popular with tenants that want to use the mainline station to commute to London. Hook is also popular due to the station but is also an attractive area for tenants working at the business park for companies like Virgin Media.

Hartley Wintney is targeted by tenants who want to enjoy living in a quintessential English village and Ash Vale is very much sought after by families wanting to be close to the local schools but still having good communication links. We also cover the Fleet area that is highly sought after by both families and professionals travelling to London.

As more and more people are looking at their pensions and planning for their futures, investing in property is at its highest level for many years and whilst the British property market is prone to ups and downs, investing in property over the medium to long term can provide a good return. It also provides are more ‘tangible’ investment that is more easily understood compared with pensions and annuities that can seem shrouded in mystery.

As with all investments; securing a successful investment property starts with getting good advice. It is essential to confirm that the property you are looking to purchase will let easily as an empty investment property is not a good investment. We can offer advice on possible rental income, likely demand and achievable rental returns.”
