Whilst the weather outside might not agree, summer is on it's way.

At least it looked like it was when we prepared our articles showcasing a great selection of homes with unique conservatories and garden rooms. The British weather may be living up to expectation right now, but it doesn't mean you can't prepare for sunnier days. This week's articles show how to make the most from a garden room, and also how to plan for one.

I'd like to thank Sainsbury's Bank for contributing to this week's content, along with our Lettings Director Michael Clarke.

Welcome to this week's edition of The Thistleblower.

Along with a wide selection of second hand properties being brought to the market across all five of our branch towns, we've also recently seen the introduction of several new homes sites which we've detailed in this week's issue alongside the benefits of buying a new build.

We've also focused our editorial efforts on Hook and Fleet in particular this week, from new builds, rental opportunities and commute options.

All of this in addition to our regular spotlight series and open house event listings.

If there are any blog topics you'd like us to feature in the future; from land to lettings, new builds to renovations and First Time Buyers to Retirement Homes, do let us know.

Welcome to this week's edition of The Thistleblower.

This week we've had input from some of our Managers with their market comments, a great insight into the current lettings and residential sales markets.

You'll also see that returning from the Easter break we've hit the ground running, with some unique properties introduced to the market and a selection of Open House events lined up for this coming weekend, including the new apartment complex Providence House, which is also offering added incentives.

If you are currently searching for a home, our Open House selection is likely to have something of interest, and our buyers comment from Fleet Branch Manager, Jon Lacey, will certainly prove useful.

Welcome to this week's edition of The Thistleblower.

It's been an exciting couple of weeks here at Mackenzie Smith as we continue to see the spring sales blossom. We have also been fortunate to be involved with a number of varied new homes sites, including a new launch from Taylor Wimpey, Pembroke Manor in Hook, which was introduced to the market on Friday.

As April is National Home Improvement month, we have put together some advice blogs with contributions from experts in the field, along with a market comment from our Lettings Director, Michael Clarke.

As this is our last Thistleblower before the Easter break, please be aware that we will be closed for all upcoming Bank Holidays, including Good Friday and Easter Monday.

With a wealth of advice and market insights, hopefully you'll find something useful in this week's featured articles.

Welcome to this week's edition of The Thistleblower.

With the new season springing forward, along with longer days and warmer weather, we're also seeing more For Sale boards pop up on our local streets.

Spring is always a popular time for buying and selling, and this year is no exception. In this week's Thistleblower you'll find a range of articles designed to help maximise your sale potential this peak season. We've also highlighted the importance of getting your property noticed, which in a busy market is more important than ever.

Continuing our Land theme from the previous edition, we're also shining the spotlight on our Land Manager, Katherine Gray, who this week successfully completed our sponsored event, the Fleet Half Marathon.

Whether you're interested in land, lettings or are looking to buy or sell, this week's selection of articles should prove useful.

Welcome to this week's edition of The Thistleblower.

This week we've put together a Land and New Homes special for you, highlighting a different aspect to our business, but one of great importance.

The reason you probably haven't seen much regarding our Land Department before is because their work is confidential. The sales and negotiations they are working on at any time are treated in the strictest confidence, and as such, we can't always shout from the rooftops about how brilliant they are, or what they've been up to.

With a stronger department than ever before, it seemed the perfect time to re-introduce our Land Department, and I've certainly learnt a thing or two whilst putting the content together for you, hopefully you might too.

Welcome to this week's edition of The Thistleblower.

This week sees the usual diverse selection of articles but with particular attention to New Homes.
We have a selection of developments currently under construction, some just starting out, some with just a few homes remaining, but all presenting a great opportunity to buy a brand new, high specification home within the area.

We are looking forward to launching the brand new development from TA Fisher next week, Blue Prior at Church Crookham, which will offer an exclusive selection of just 13 homes. Our final phase at Ewshot Gardens, just down the road, is selling fast with only a few homes remaining, and with Bellway Homes currently working on two sites from our Ash Vale office there is a wealth of choice available with some unique buyer incentives.

From brand new homes, to homes that offer the potential to refurbish, we have a property to suit every need, many featured in our articles below.

To be the first to hear of new properties coming to the market, be sure to register your requirements with your local Mackenzie Smith branch.

The Thistleblower: 25th Anniversary edition

Published: 09/02/2017 17:23:09

Welcome to this week's edition of The Thistleblower.

Since our last edition we've celebrated our 25th anniversary. Some of our clients will remember our early years and I'm proud that we have represented many individuals and families on several occasions over the years.

I'd like to say a special thank you to three developers who trusted us when we first opened in February 1992, namely Mr Colin Brooks of Bewley Homes, The Grant family of Martin Grant and Graham Cowdery of Ashridge Homes, who despite the fact that we were only weeks old entrusted my company to handle the sale of their developments in Fleet.

There are, of course, many private home owners who did the same and I thank them for this. At the end of the day, we must always respect that every client has a choice, it is our responsibility to deliver on that by providing outstanding customer service.

Despite all the changes that the industry and society have seen since our launch, our firm and staff remain true to our belief of being professional estate agents.

As I see it, this means accurate advice, quality marketing, skillful negotiation, all backed up by hard work for the clients we represent and deliver for on a consistent basis. There are no short cuts to doing this job properly and thoroughly.

On a final note, a big thank you to all our staff, past and present, who have helped us to get where we are today.

Welcome to this week's edition of The Thistleblower.

More importantly, welcome to our first Thistleblower of the year, though you're hopefully settled back in now following a relaxing break. It's been a quick start to January with lots of new enquiries and properties coming to the market within the first week or so, hopefully a positive sign of what's to come for the year ahead.

The rental market in particular has seen a huge rise in properties available, giving tenant's a choice in properties, agents and landlords. Choice is not always a word applied to tenants, so our lettings blog below will be worth a read.

We've got some really exciting plans in the works for 2017, which I look forward to sharing with you all in due course, some of which have already come into play; with new homes and new team members introducing a new year.

Here's looking forward to another successful 12 months.

Welcome to this week’s edition of the Thistleblower.

Today marks the unofficial start of autumn, with the Autumn Equinox marking a transition to the new season.

A new season brings a new chapter to the year; whether that’s back into routine or quite possibly the start of something new. With children heading back to school, or perhaps off to University, and summer sun seekers retiring back to the comfort of a warm home, autumn poses a prime opportunity for getting your home valued and considering a move.

A new season has certainly brought about some change here at Mackenzie Smith, as personally I have recently joined the team, whilst my colleague Steve Tetlow, who has been in the business for over 35 years, has been recently positioned as our new Sales Director.

Before joining Mackenzie Smith, my knowledge of the housing market was restricted to what I had heard in the news, however, the knowledge of our expert team has brought to light the true reality that the North Hampshire housing market is absolutely thriving. Hopefully you'll find some new advice, ideas and knowledge in our newsletter which will offer you a different opinion to what you may be hearing from the media.

With a new line-up we’re approaching this new season with enthusiasm and expertise and look forward to what autumn has to offer.

Welcome to the latest edition of the Thistleblower

I am always keen that an accurate picture of the market is communicated to our clients.

Clearly Brexit has been at the top of the media agenda, but in truth, apart from the first month post referendum, most property professionals have reported ‘business as usual’. Here at Mackenzie Smith our experience continues to be very positive but we have noticed that a number of vendors who are new to the market had slightly negative perceptions about the industry as a result of media coverage on this point.

The reality is that there are sellers who want to sell and buyers who want to buy. Asking prices should be accurate and provided this is all backed up with good marketing and selling skills, property is selling. August, seen by many as quiet month, actually ended up at 14% higher based on property sold during the month than the same period for last year. This is at odds with media coverage regarding Brexit.

Our message is simple, if you want to sell then you can. There is nothing wrong with the housing market and all the fundamentals that were in place pre – Brexit are still there now.

Ed Mackenzie Smith.

Welcome to this week’s edition of the Thistleblower.

The summer sun and school holidays have not impacted on the Land Department and we are as busy as ever.  Demand from Developers for opportunities from unique bespoke developments, to strategic swathes of land, with or without planning permission remains high.

We represent land and property owners whose land has the possibility of residential development, either in the long or short term; as well as landowners who have already achieved planning permission on their land and anything in between.

We have one such development in Ash Green detailed below.  If this is of interest to you, or you have any query on a land related matter, please do not hesitate to contact me.

Last week’s result on this country’s decision to leave the EU has been – understandably – the subject of much debate and speculation on ‘what next’?

As agents we are quite literally ‘on the High Street’ and as such, close to what I believe is the real market.  Of course, much of the speculation has been negative but this is not supported by what is actually happening in the market place.  We have been saying that there needs to be more accuracy in pricing for months, as a 10% jump in values across certain price bands since last summer cannot be sustained indefinitely.  Any changes occurring in the market were and are taking place irrespective of Brexit.

I believe there is more speculation taking place within the industry than with the customers – be they buyers or sellers – and this has been backed up by the high levels of activity since last week, with contracts being exchanged on a number of deals as well as just normal trading including valuations, property coming to the market and new sales being agreed.

One client rang me to say he was concerned that the out vote may affect his business, but then went on to say a new site launch of five properties at the weekend, had resulted in all five houses being reserved!

I clearly remember in September 2008 being told the ‘worst was to come’.  All I knew was that we were valuing, taking instructions to sell, agreeing deals and getting on with life.  2009 proved to be a record year for Mackenzie Smith.

If this is the case, or maybe you have inherited a property that you want to let, we can advise you on all aspects of letting and management.

We provide everything from an accurate rental valuation, to how to best present your property for letting and of course, information on all the legislation landlords need to be aware of.

Welcome to this week’s edition of the Thistlebower.

The Land and New Homes Department has been busy in 2016 and I am delighted to report that many of our client’s residential development sites have secured planning permission in recent months, resulting in what can only be described as very happy customers.

The Land and New Homes Department is always ready to represent land owners, to secure them a successful sale; whether planning permission has already been granted, they are looking for a developer to attain planning permission on their land before purchase, or indeed, an unconditional purchase.

Please contact me if you have a site with planning permission that you are looking to sell or think you could have a site with development potential and are looking to explore the avenues open to you.
