Affordable Housing has been at the heart of residential development in recent years.
Affordable Housing encompasses both Social Rent and Intermediate (part rent, part buy) Housing; the exact split of which is determined on a site by site basis. The level of Affordable Housing in new residential developments in Hart is currently 40% of all developments which build a net increase of 15 new homes or more.
This may change if the new Hart District Local Plan: Core Strategy 2011-2029 is adopted later this year. At present the new Hart District Local Plan: Core Strategy 2011-2029 suggests a monetary contribution will be required if a net increase of up to 4 new homes are built and an on-site provision of 40% Affordable Housing will be required if a net increase 5 or more new homes are built.
If adopted, this potential change will not effect large residential developments that already trigger the 40% threshold, but smaller ‘in fill’ developments.
