Although there has been a marked increase in activity, the pattern in the sales market over recent months is on the whole a continuation of what we have seen over the last 18 months, with demand outstripping supply. This is particularly evident in the mid market, the majority of which being family housing where demand only looks set to continue with mortgage approvals at their highest levels since February 2008.
With this increasing demand and confidence among buyers, we are finding it is often the case to have multiple buyers wanting to purchase the same property, thus resulting in buyers being left disappointed and still waiting for a suitable home to come to the market.
However, I feel this disappointment is due to change as my personal view is one of confidence and I have a very positive outlook on the market going into 2014. Whilst there are a high number of people wishing to move but not coming forward to the market as they have not seen a suitable home to move to, based upon the number of enquiries I have received, I really believe this will start to change resulting in an increase in activity levels across the board.
