Meet with planning officer and discuss proposals.
Make application that complies with planning policies within local plan and that it is supported by the planning officer and include design statement and plans.

Provide required surveys relating to highways, trees etc. and obtain support from the relevant council, departments i.e, Highways Officer. Agree any contributions to the council, for example contributions towards public transport and affordable housing.
With planning officer's support, the case goes before the planning committee who will consider the case and all objections from neighbours etc. The applicant may also speak for a short time to the committee, as may objectors.
If the committee is happy with the application, then it will be approved, sometimes subject to minor points being clarified later.
Alternatively, the committee will reject the application and the applicant will take it to an appeal in the hope that the refusal will be overturned.
