So how do the Land Registry figures compare to what our team of estate agents in Fleet have experienced?
“When looking at the increases in market value locally in the areas we cover-Fleet, Church Crookham and Elvetham Heath, we have experienced price rises in the region of 25% for this collective four year period.
In our marketplace, the average house price of our sales has gone from £337,288 to £485,781, a 44% increase.
Whilst we have increased our mainstream instructions on the sales of quality detached homes, there have also been many examples of higher price increases in other sectors of the market, where prices can increase within a short time period; influenced by an influx of buyers, ranging from First-time buyers, investors, to cash rich downsizers, and equity rich upmarket buyers.
An agent’s job is to recognise these market conditions and have the vision to react accordingly, the key is accurate pricing based on fact and knowledge.
With Mackenzie Smith, you will always receive the above. The Senior Client Managers in our office alone have over 80 years’ of experience in selling various property types in the local area in differing market conditions, ensuring that we get it right first time.
I’m proud to say that over the last 12 months we have converted over 85% of our stock into results for our clients and are looking forward to continuing this success further in the Spring market we are now entering. If you are considering a move in the coming months we would be delighted to hear from you.”
