The Fleet marketplace remains buoyant across all price ranges with demand continuing to outstrip supply. Part of the knock on effect of this is that some potential sellers are hesitating bringing their own property to the market as they are not seeing enough property available that they may be interested in moving on to. Needless to say if the majority of potential sellers are viewing the market this way, the shortage of available stock will continue.
The successful transactions I am seeing taking place are where sellers understand that in order to give themselves a chance of securing a property, they need to have a buyer for their home already in place.
The Estate Agent’s job then is to manage the respective buyers expectations on timescales, relieving any pressure the seller may feel to buy something just because they have a purchaser.
With a buyer comfortable of the seller’s situation it then allows the owner to search in a normal manner and be able to secure the right property when it does come to the market as they have a buyer ready and waiting.
