About Ash Vale

The village of Ash Vale is situated on the westerly edge of the Guildford district in Surrey, in Ash Parish, just a few miles from Farnborough. The Basingstoke Canal meets Ash and Ash Vale, whilst the River Blackwater feeds the lakes and fisheries of Ash Vale and Mytchett.

The village extends north from Ash Wharf with an organic mix of property including character homes from the turn of the 20th century, 1920’s and 1930’s homes, 1970’s and 1980’s family homes and bungalows.

Locally, you will find a number of properties resting on larger than average plots, providing significant garden space and potential to extend (STPP). Whilst there are also areas that date back to the Victorian times, with characterful terraced villas offering period features. The surrounding areas of Ash, Ash Green and Tongham have seen recent investment from both local and national developers, offering a diverse selection of new homes, from two bedroom coach houses to five bedroom detached homes. This combination presents vast appeal for first-time buyers, people looking for a family home, and buy-to-let investors.

Considering its prime location, within the London commuter belt, properties for sale in Ash Vale and the surrounding areas are reasonably priced when compared with neighbouring Surrey villages, towns and cities, such as Farnham and Guildford.

There is an active rental market in Ash Vale and the surrounding villages. The centrally located Ash Vale Health Centre is open weekdays and provides medical services to the local residents.

When it comes to schools, residents can benefit from well-regarded institutions; Holly Lodge Primary School, Ash Grange Primary School, Shawfield Primary School, Walsh Junior, Walsh Infant and Ash Manor School. Many schools in the area are rated ‘Good’ or ‘Outstanding’ by Ofsted.

Ash Vale train station provides direct services to London Waterloo in approximately 40 minutes. This convenient service runs on the Aldershot-Alton line, for services on the Reading–Guildford–Gatwick line, North Camp station is conveniently nearby.

Ash Vale is well-connected by the A331 which leads to the A31, reaching Guildford and Farnham. Junction 4 of the M3 is also easily accessed, linking to Basingstoke, Winchester, Southampton, Lightwater, the M25 and London routes.

Ash Vale is also easily located to reach the nearby towns of Farnborough, Frimley, Camberley and Fleet.

Ash Vale is fortunate to have many green spaces within the village. Carrington park recreation ground with its playground and footpath provides a pleasant walk between North Camp station, Mytchett Lake and the Basingstoke Canal visitor centre. Other parks and recreation areas include Snakey Lane Nature Reserve, Avondale Park, Lakeside Park Nature Reserve, and open green spaces off Hawker Road and Beaufort Road.

Just to the south of Ash Vale, the Gold Valley Lakes and Fisheries are fed by the Blackwater River. A walk along the Basingstoke Canal provides some stunning views over the lakes and of the Canal itself, which provides a very pleasant and safe route for walking, running, cycling or dog walking.

A local hotspot for walking is the Ash Ranges; 2,439 acres of open dry heathland, co-managed with the Surrey Wildlife Trust. This Country Wildlife Site, Site of Special Scientific Interest (SSSI) and Special Protection Area (SPA) is also an active military training ground. Various areas are accessible for walking and cycling when no red flags are flying.

Burners Heath, Swallows Pond and Pirbright Ranges in nearby Pirbright provide some beautiful woodland and heathland environments to explore in the summer months.
